Every property is different, so honest companies price by the job, not off a chart. Here's what goes into the number, so you can tell a fair quote from a lowball one.
What changes the price
- Size. Square footage of concrete, the length of your gutters, the size and pitch of your roof.
- Surface. Concrete can take full pressure. Wood decks, siding and roofs need lower pressure or a soft wash, which takes more care and more product.
- Buildup. A light film washes off fast. Thick moss, needle mats and years of grime take scraping, multiple passes and pre-treatment.
- Height and access. Two- and three-story homes, steep roofs, tight side yards and locked gates add setup time and safety work.
- Add-ons. Zinc treatment, roof blow-off or sealing are extra lines on the quote.
Why quotes vary so much
The difference usually comes down to method and what's included. A soft wash with pre-wetting and a full rinse costs more than a fast blast with a pressure washer, and it's the one that won't damage your roof or siding. Ask what's included: are downspouts flushed? Is debris hauled off? Is the ground cleaned up?
Watch out for
- Prices that seem too good. Very low bids often mean high pressure on surfaces that shouldn't get it, or no insurance.
- Vague quotes. You should see what's included in writing.
- Anyone who wants to pressure wash an asphalt shingle roof.
How to get an accurate quote fast
Take a few wide photos of each area, plus a close-up of the worst spot, and send them over. For most homes that's enough for a firm price. Larger or unusual jobs get a quick visit.
